The Brief

A villa in need of a complete overhaul

The client purchased a Type 7 villa in The Meadows 3 with original 2002 developer finishes. The property was structurally sound but required a complete interior renovation, full MEP replacement, updated pool equipment, and a redesigned garden to match the family's expectations of a modern, comfortable home.

Every room needed to be stripped back. The plumbing was original. The electrical system could not support contemporary appliances and air conditioning loads. The kitchen was closed off and poorly laid out. The bathrooms had dated finishes and ageing fixtures throughout. The pool equipment was approaching end of life.

The Challenge

The client had previously attempted a smaller renovation using separate contractors for each trade. The experience had resulted in delays, disputes, overlapping warranties, and costly rework. For this project, they required a single team with full accountability across every scope.

Crownstone was appointed as sole contractor. Our team managed the Emaar NOC process, all structural approvals, trade sequencing, material procurement, and weekly client reporting across the full seven-month programme — including around a month upfront for community approvals before any work began on site.

The Material Palette

The renovation was built around a palette of warm natural materials — Omani marble, large-format porcelain, and timber — anchored by a recurring matte black metalwork motif running through every space, from window frames to hardware to lighting fixtures. Architectural cove lighting removed the need for surface-mounted fittings throughout, the exterior was refinished in crisp white render with new black-framed windows and doors, and the entrance was redesigned around curved illuminated steps beneath a slatted canopy.

Full Scope of Works

Everything under one contract

Nine interlocking scopes of work, sequenced and delivered by a single Crownstone team with no subcontractor chaos and no fragmented warranties.

Full MEP Replacement

Complete electrical rewiring to current DEWA regulations. Full plumbing replacement including risers and connection points. HVAC upgrade to modern inverter split systems with fresh-air ducting to all habitable rooms.

Structural Modifications

Removal of the partition wall between the kitchen and living area to create an open-plan layout. Full structural engineer engagement, Dubai Municipality approval, and Emaar Community Management NOC obtained prior to any demolition.

Kitchen Renovation

Bespoke handleless cream cabinetry designed and fabricated to suit the new open-plan layout, anchored by a waterfall-edge Calacatta marble island. Under-mount sink and fully integrated Miele appliance suite. All tiling and decorative finishes included.

4 Bathroom Renovations

Master bathroom with dual vessel basins on a timber vanity, freestanding bath, ceiling-mounted rainfall shower, large-format concrete-effect tiles and a textured mosaic feature wall — finished throughout in matte black fixtures. Three family bathrooms fully redesigned with quality sanitaryware, concealed cisterns, and recessed lighting throughout.

All Flooring

120×60 cm large-format porcelain throughout all ground-floor living and circulation areas. Engineered hardwood on the first floor. Full staircase reclad in Omani marble with a bespoke powder-coated metal and glass balustrade.

Staircase Redesign

Full replacement of the original timber staircase with a contemporary open-riser design. Omani marble treads with integrated LED step lighting, custom powder-coated steel stringers, and a frameless glass balustrade — becoming the centrepiece of the double-height entrance hall.

Pool Refurbishment

Full replastering and retiling of the pool shell in a contemporary glass mosaic finish, converted to an overflow design with new underwater lighting and a stainless steel fountain feature. New variable-speed pump, modern filtration unit, and pool heater. Smart automation for remote control of water temperature, lighting, and filtration schedule.

Garden Redesign & Irrigation

Complete replanting with low-maintenance, heat-tolerant species suited to Dubai's climate. Automated drip-irrigation system, boundary planting for privacy, and fully integrated external lighting woven into the landscape design.

Decorative Lighting

Full lighting design across internal and external zones. Recessed LED downlights, statement pendants in living and kitchen, strip lighting to cabinetry and ceiling coves, and external uplighting for the garden and pool terrace.

How We Managed It

Seven months of structured, transparent project delivery — including around a month for community NOC and approvals, through to formal handover and defects inspection.

Survey & Design

Full measured survey, structural assessment, and MEP condition report. Design drawings and room-by-room specifications agreed with the client before any work was authorised. Emaar NOC application submitted with complete documentation package.

Programme & Procurement

Detailed 7-month programme developed with full trade sequencing. All materials — stone, joinery, sanitaryware, MEP equipment — procured and ordered in the first two weeks to eliminate mid-project delays. Client approved all samples before fabrication commenced.

Delivery & Reporting

Dedicated Crownstone project manager on site five days per week. Formal weekly progress report with photos issued every Sunday. Client WhatsApp group maintained for daily milestone updates and any decisions requiring client input.

Handover & Defects

Formal snagging walk-through conducted jointly with the client at practical completion. All systems fully commissioned and tested. Full defects liability period with a dedicated response team. Keys handed over only when every item on the client's snagging list was resolved.

The Transformation

The "before" photos show the villa as we found it in its original 2002 condition. The "after" photos show the finished result — grouped as separate galleries since they weren't taken from matching angles.

The Outcome

Delivered on time, on budget, to specification.

The family moved back into a completely transformed home with every system upgraded, every surface renewed, and an outdoor space that made full use of their generous plot in The Meadows. The project was completed within the agreed seven-month programme and within the contracted budget.

All MEP systems were commissioned and DEWA-certified. Structural works were inspected and formally signed off. The pool automation system was tested, demonstrated, and handed over with written operational guidance. The garden irrigation was commissioned and balanced across all zones.
