Waterproofing Is Not
Optional in Dubai

More bathroom failures in Dubai villas come from poor waterproofing than from any other cause. A concrete slab with a compromised membrane will let water travel — into the room below, into a neighbouring wall, into the structure itself — often silently, for months, before a stain or a smell gives it away.

Every wet area we build receives full membrane waterproofing and tanking, taken well up the wall line in shower zones and dressed correctly around every pipe penetration and floor trap. We flood-test each wet room before tiling begins, and again before handover — so there are no surprises once the room is finished and sealed up.

A single bathroom renovation typically ranges from AED 35,000 to AED 120,000 or more, depending on the size of the room, the sanitary ware and tile selections, and whether structural or waterproofing works are required. Ensuites and family bathrooms with natural stone finishes sit toward the higher end of this range. We provide a fixed-price quote after seeing the space.

A single bathroom renovation typically takes 3 to 6 weeks from strip-out to final handover, depending on the scope of waterproofing, tiling, and any structural or plumbing relocation required. Renovating multiple bathrooms at once is usually faster per room than renovating them one at a time, since our team can sequence trades efficiently across the whole project.

Dubai's villa slabs and the rooms below or beside a bathroom are extremely vulnerable to water ingress, and a failed membrane can cause hidden damage for months before it is discovered. We apply full membrane waterproofing and tanking to walls and floors, extending well up the wall line in shower areas, and pressure-test every wet area before any tiling begins.

Underfloor heating is entirely optional in Dubai's climate — floors rarely feel cold given the ambient temperature and air conditioning use. Some clients, particularly those from cooler climates, still request it for comfort and as a luxury finish touch. We are happy to include it on request, but it is not something we consider essential here as it might be in a colder market.
