The laundry room rarely gets the design attention that kitchens and bathrooms do, but it's used almost daily and is genuinely small enough that a full renovation is one of the more affordable projects in a villa. It's also one of the rooms most affected by Dubai's humidity if the ventilation isn't handled correctly — which makes it a better candidate for a proper renovation than most homeowners assume.
Sizing and layout
| Setup | Minimum Size |
|---|---|
| Stacked washer & dryer only | 1.5m x 2m |
| Side-by-side with folding counter | 2m x 2.4m |
| Full utility room (sink, storage, ironing) | 2.5m x 3m+ |
Stacking the washer and dryer saves roughly 600mm of width compared to a side-by-side setup — a useful option in smaller villas or apartments where the utility space was an afterthought in the original layout. If space allows, a countertop over the machines at standard 900mm height gives a genuinely useful folding surface, which is one of the most-requested additions in laundry renovations we complete.
Ventilation: the detail Dubai villas get wrong most often
⚠ Vent the dryer to the exterior — always
A significant number of laundry room humidity and mould complaints we investigate in Dubai villas trace back to a dryer that vents internally, recirculates into the room, or has a duct run that's too long or poorly sealed to actually exhaust moisture outside. In Dubai's climate, this moisture doesn't dissipate on its own — it accumulates. A properly sized, sealed exterior vent run, combined with a dedicated extraction fan, is non-negotiable in a laundry renovation.
Beyond the dryer vent itself, specify moisture-resistant paint and materials throughout the room, and make sure the space has some general air exchange even when the dryer isn't running — a small extraction fan on a humidity sensor is a worthwhile addition for very enclosed utility rooms.
Plumbing and electrical
- Dedicated water supply and drain lines for the washer, sized correctly rather than shared awkwardly with another fixture.
- A floor drain as backup protection against hose failures or overflow — cheap to include during a renovation, expensive to deal with after a leak without one.
- A dedicated electrical circuit for the dryer, which draws significantly more current than general household outlets.
- Waterproof flooring — porcelain or waterproof vinyl with an upturned skirting at the walls — to contain any water event before it reaches adjoining rooms.
Storage and everyday usability
A tall cabinet for cleaning supplies, pull-out sorting hampers (useful for separating colours before wash day), and either a wall-mounted fold-down drying rack or a ceiling-mounted pulley rack make the room function well day to day without needing extra floor space. A fold-down ironing board built into a cabinet door is a small addition that saves meaningful storage elsewhere in the villa.
A quieter room, especially upstairs
Front-load machines run quieter than top-load as a rule, and anti-vibration pads under both washer and dryer reduce the vibration noise transmitted through the floor — worth specifying if the laundry room sits above a bedroom or living area, which is common in two-storey villa layouts.
Small upgrades worth including
A few low-cost additions are worth specifying while the room is already being renovated: a leak detection sensor tied to an automatic water shut-off valve is inexpensive relative to the renovation as a whole and can prevent significant water damage from an undetected hose failure. A pull-out or wall-mounted bin for lint and general laundry waste keeps the counter clear, and open shelving above the counter for frequently used items (detergent, stain treatments) is more practical day-to-day than closed cabinetry that needs to be opened for every wash.
What it costs
A full laundry and utility room renovation — flooring, cabinetry, plumbing, electrical and ventilation work — typically costs AED 20,000 to 55,000, making it one of the more affordable single-room projects in a villa relative to how often it's used. It pairs naturally with a kitchen renovation when the two rooms are adjacent, since plumbing and electrical trades are often on-site for both at once.

What is the minimum size for a laundry room?
A stacked washer-dryer setup fits in roughly 1.5m x 2m. A side-by-side washer and dryer with a folding counter needs at least 2m x 2.4m, and a full utility room with a sink and storage works best at 2.5m x 3m or larger.
Why does a laundry room need to vent to the exterior?
A dryer that vents internally or recirculates releases significant moisture into the room, which in Dubai's climate leads to persistent humidity, condensation and mould risk. Venting the dryer directly to the exterior, combined with a dedicated extraction fan, is the single most important ventilation decision in a laundry renovation.
How much does a laundry room renovation cost in Dubai?
A full laundry and utility room refit — flooring, cabinetry, plumbing and electrical work — typically costs AED 20,000 to 55,000 depending on room size and finish level.
