About This Service

The Most Overlooked Line Item —
Until Something Fails

Waterproofing rarely gets a mention in a renovation conversation, because when it's done correctly there is nothing to see or admire. That's exactly what makes it dangerous to get wrong. A failed membrane doesn't announce itself immediately — it shows up months or years later as a stain on a ceiling, a swollen skirting board, or corrosion inside a slab that was never meant to see water.

Dubai's climate makes the stakes higher, not lower. Flat and low-slope roofs are standard across almost every villa community, so water has nowhere to run off quickly. Genuine but infrequent heavy rain events can overwhelm a marginal system, and relentless summer heat accelerates the breakdown of membranes and sealants that looked fine when they were installed.

Waterproofing shows up throughout a Crownstone project rather than as a single line item — it's the tanking beneath every tile in a bathroom renovation, the membrane above every roof terrace, and the barrier protecting every basement or planter box we build over. Where your primary concern is the roof's structure and covering rather than the waterproofing layer itself, see our dedicated roofing service.

Scope of Works

Every Wet Area and Surface
Protected, Tested and Documented

One contract covering roof, wet area, podium, balcony and basement waterproofing — with testing and warranty documentation at every stage.

Roof Membrane Waterproofing

Torch-applied bituminous membranes, liquid-applied coatings, or sheet membrane systems specified to suit your roof type — sized for Dubai's UV exposure and thermal movement, not the cheapest available option.

Bathroom & Wet Area Tanking

Full tanking of shower enclosures, wet room floors and bathroom walls before a single tile is laid — the most common source of internal water damage in Dubai homes when skipped or under-specified.

Podium & Planter Box Waterproofing

Podium slabs, raised planter boxes and roof gardens waterproofed before soil and landscaping go in — critical for villas with extensive planting sitting directly above living space.

Balcony & Terrace Waterproofing

Balconies, terraces and roof decks waterproofed and correctly falls-graded to drain away from the building, protecting the structure and any space beneath from slow, cumulative water damage.

Basement & Retaining Wall Waterproofing

External tanking and retaining wall waterproofing for basements and below-grade spaces, where applicable — managing groundwater pressure and preventing damp ingress into finished lower-level rooms.

Expansion Joint & Junction Detailing

The junctions between roof and parapet, wall and floor, or old structure and new extension are where waterproofing most commonly fails. We detail every junction and movement joint individually.

Warranty & Testing Before Handover

Every application is flood-tested and documented before it is covered by screed, tiling, or landscaping — with a written workmanship warranty and full product and test records provided at handover.

Leak Investigation & Remediation

For existing failures, we trace the actual source of a leak — which is rarely directly beneath the visible damage — before proposing a remediation scope, rather than guessing at a repair and hoping it holds.

Why This Matters

Why Waterproofing Failures Are
So Expensive to Fix

Waterproofing rarely gets a second look once a project is finished, because when it's done correctly there is nothing to see. That is exactly what makes it dangerous to get wrong: a failure doesn't announce itself immediately. It shows up months or years later as a stain on a ceiling, a swollen skirting board, or a musty smell nobody can explain — by which point water has usually been finding its way into your structure for a long time.

Dubai's climate makes this worse, not better. Flat and low-slope roofs are standard across almost every villa community, which means water has nowhere to run off quickly — it sits and finds the weakest point. Intense but infrequent rain events can overwhelm a marginal system in a way gradual rainfall elsewhere never would, and relentless summer heat accelerates the breakdown of membranes, sealants and joint details that were adequate when installed but were never built to last twenty years.

Waterproofing and roofing overlap by necessity — the roof membrane is part of both scopes — but they are not interchangeable services. If your roof needs structural repair, new drainage, or a full covering replacement in addition to the membrane, that work sits with our dedicated roofing service. And where waterproofing needs to be paired with better thermal performance, a common combination on roof projects, we coordinate directly with our thermal insulation team so both are sequenced correctly in a single scope.

Where We Work

Villa Communities
We Know Well

Waterproofing needs vary by community — from ageing membranes in established villas to extensive planting and podiums in newer, garden-led developments.

The Meadows & The Lakes

Some of Dubai's earliest villa communities, where original roof and bathroom waterproofing is now 15 to 20+ years past installation — exactly the point membranes begin to fail without visible warning.

Arabian Ranches

We carried out full waterproofing as part of our Palmera renovation in Arabian Ranches, addressing roof, bathroom and podium waterproofing together as one coordinated scope.

Al Barari

Villas here are built around extensive landscaping, roof gardens and raised planting — making podium and planter box waterproofing a first-order concern rather than an afterthought.

Watch for damp patches or discoloration on ceilings below bathrooms or roof terraces, a musty smell in enclosed spaces, tiles that sound hollow or have started to lift, visible ponding on a flat roof after rain, or efflorescence (white mineral staining) on external walls and podium soffits. Any of these signs point to a waterproofing membrane that has failed or is close to failing, usually well before the damage is visible from the surface. We carry out a full moisture inspection and can tell you within a day whether you're looking at a localised repair or a full re-waterproofing scope.

Because the membrane sits underneath the finish, not on top of it. A failed bathroom tanking membrane means the tiles, screed, and sometimes the joinery behind the wall all have to come out before the waterproofing itself can even be assessed, let alone repaired. On a roof or podium, a failure can mean months of slow water ingress into structural concrete or insulation before it's ever noticed, by which point you're often looking at structural repair and full replacement of finishes, not just a new membrane. Getting it right the first time, with proper testing before anything is closed in, is always the cheaper outcome.

Every waterproofing scope we carry out is covered by a written workmanship warranty, with terms depending on the system used and the application, whether that is roof, wet area, podium, or basement. Manufacturer warranties on the membrane materials themselves apply on top of our workmanship cover. We provide the full warranty documentation, product data sheets, and test records as part of your handover pack, so there is a clear record if anything ever needs to be referenced later.

Wet areas and roofs are flood-tested: the waterproofed surface is dammed and filled with water, then left for a minimum period, typically 24 to 48 hours, to confirm there is zero seepage before any screed or tiling goes on top. We photograph and log every flood test, along with membrane batch numbers and application details, so there is a documented record that the work was verified before it was ever covered up.

Waterproofing is about stopping water ingress across every wet or exposed area of a property, including roofs, bathrooms, podiums, planters, balconies and basements. Roofing is specifically about the roof itself as a structure: the frame, insulation, covering, parapets, drainage and roof-specific features. Waterproofing is one essential layer within a roofing scope, but a roofing project also covers structural repair, drainage design and roof access that fall outside waterproofing on its own. If your main concern is wet-area protection across the property, this is the right starting point; if it's specifically the roof structure and covering, see our dedicated roofing service.
